Raising Hotel Capital Through Future Guest Pre-Bookings with Mark Pecota

Off

In hospitality, one of the first questions on any project is simple. Where is the capital coming from? Most of us already know the usual answer. You line up some debt, you bring in equity, and you promise your investors a return. That works, but it is not the only way to bring money to the table.

I recently sat down with Mark Pecota, the CEO of LaunchBoom, and came away thinking differently about the capital stack. His team has spent years helping hotels, glamping concepts, and boutique properties raise real money from a source most developers overlook.

Crowdfunding Is Not What Most People Think

When people hear crowdfunding, they usually picture small investors putting money in for a share of the return. That is equity crowdfunding, and it comes with all the compliance you would expect on the investment side.

What Mark's team does is different. It is reward-based crowdfunding, which is closer to letting someone pre-order a product before it ships. Guests are not investing. They are buying a discounted future stay.

The Three Stages of a Hotel Pre-Sale

The model runs in three stages, and each one has a job to do.

  • Pre-launch. You run ads to a landing page, collect emails, and invite people to put down a small deposit to become a VIP. That deposit unlocks the best discount and early access to booking.
  • Pre-booking. You open the actual crowdfunding campaign. Guests pay a discounted price for a stay, but they are not choosing dates yet since construction is not done.
  • Booking and staying. Down the road, guests move into a normal property management system, pick their dates, and check in. No more money changes hands because they already paid.

Said out loud it sounds like a lot of steps. In practice each stage feeds the next, and it moves more smoothly than you would guess.

Why a Small Deposit Tells You So Much

The part that stuck with me most was the deposit. Collecting emails feels productive, but an email does not tell you who will actually pull out a credit card. A small deposit does.

Mark said someone who puts down a deposit is roughly thirty times more likely to buy than someone who only gives you an email. That deposit also starts paying for your ads while you are still building the list.

The Kosmos campaign is a good example. They spent 189,000 dollars on ads, collected 5,802 deposits of fifty dollars each, and brought in 290,000 dollars in deposit revenue. That put them about 100,000 dollars cash flow positive before the campaign even launched. The campaign itself went on to do 1.9 million dollars in pre-bookings.

What Actually Sells the Room

Since the property does not exist yet, the marketing runs on photorealistic renderings. Most of the winning assets are still images, supported by a storytelling video with the founder. As an architecture firm, this is the part that hit home for us, because renderings are something we produce every day.

Mark's advice was to be honest and generous with information. Share where the property is, what the amenities will be, who is behind it, and where you are in the process. Transparency reduces risk for everyone and keeps guests from feeling misled if timelines shift.

He also had a useful filter for what works. The concept has to be scroll stopping. Experiential outdoor stays and unique concepts set in beautiful nature have performed best, though classic boutique hotels are starting to test well too.

Where This Fits In the Capital Stack

I do not think pre-booking capital replaces debt or equity. You will likely still have both. What it does is add one more tool to the belt, and it may be one of the lower-cost options in the stack since the money comes from customers rather than lenders or investors.

If a pre-launch does not perform, that is information too. A weak response often means the project should be reworked before a single dollar goes into the ground.

If you are early in design and trying to figure out how to fund your next property, this episode is worth a full listen. Mark walks through the entire playbook, the numbers behind it, and the guardrails that keep it honest.
